Revenue management: a 90-day playbook

Revenue management is not a system you buy; it is a habit you build. Most independent hotels do not lack the knowledge - they lack the time and the cadence. Here is a 90-day plan that turns scattered pricing into a discipline, without a chain's overhead.

Quick answer. In 90 days you can move from static rates to demand-based pricing: weeks 1-2 define a comp set and clean the data; weeks 3-6 price by date and fix the channel mix; weeks 7-12 build the weekly cadence and start watching GOPPAR, not just RevPAR. The lever is consistency, not a magic rate.

Days 1-14: see clearly before you act

  • Define a real comp set - three to five hotels a guest genuinely chooses between, same class and micro-location.
  • Clean your baseline - true ADR after discounts and OTA fees, occupancy, and current channel mix.
  • Fix the metric - track RevPAR daily with ADR and occupancy beside it, not occupancy alone (see RevPAR vs ADR).

Days 15-45: price the calendar of demand

Stop pricing by season and start pricing by date. A conference or wedding three Fridays out matters more than the month. Adjust in small, frequent steps rather than one big monthly change. In parallel, rebalance the channel mix so a single OTA does not own your inventory or your margin.

The skill is not "raise occupancy." It is pricing each date against the demand that actually exists for it.

Days 46-90: build the cadence and watch profit

  • Daily: RevPAR and the pricing decision for the next high-demand dates.
  • Weekly: share of your comp set (are you winning or losing demand?) and pace for the next 30/60/90 days.
  • Monthly: GOPPAR - profit per available room - the number your bank and a future buyer actually care about.
